Paving: Overlay & Repaving
Asphalt overlay is a paving method of applying a new layer of asphalt to an existing surface. Rather than tearing up an old asphalt surface entirely, an asphalt overlay project will use the existing layers as a base for the new asphalt pavement.
Paving: Cut-Out Repair
Certain areas within a parking lot may become too heavily cracked or deteriorated (also called alligatored, fractured, or spider-cracked) to the point of becoming holes and will require repair. We provide options for the excavation and replacement of blacktop with varying levels of depth depending on the severity of the damage (2" to 6").
Paving: The Petromat® System
The Petromat® System is the use of a protective membrane fabric over badly cracked existing blacktop before installing new blacktop overlay. We have used this system very successfully in prolonging reflective cracking and found it to be very cost effective compared to digging up and repairing deteriorated areas. The fabric allows us to install a waterproof membrane over marginally deteriorated areas, thus allowing no water infiltration, and extending the life of the new overlay.
Note: Not all repaving requires the Petromat® System, and areas with sub-base failure would still need to be cut out and repaired promptly before installing a blacktop overlay.
Paving: Milling and Repaving
Surface pavement with severe damage like rutting, potholes, large cracks, and expansions will need to be milled before an overlay is installed. Pavement surfaces that are not draining water correctly may also not be suitable for asphalt overlay because the surface may need to be regraded to handle water more effectively. With the use of our Wirtgen cold milling machines we are able to perform a controlled grind of pavement anywhere from 0" - 11", allowing us to repave at the specified depth required.
Paving: Remove and Replace
Eventually with time, exposure and use, asphalt will crack and decay. When pavement becomes too damaged to repair or salvage it becomes necessary to remove and replace the existing asphalt. All existing blacktop would be removed, leaving the stone base, which may require installation of additional stone and regrading to ensure positive draining. New layers of blacktop are to be installed in lifts according to specifications. Most commercial parking lots require at least 3" - 4", half base blacktop and half surface blacktop.
Sealcoating
Sealcoating is a process where we apply a top-layer of refined tar emulsion sealer for extra protection from water, chemical, oil and sunlight damage. Because asphalt pavement offers poor resistance to UV rays and sunlight, it begins to deteriorate as a result of oxidation. Oxidation speeds up the aging of asphalt and causes pavement to become brittle and more susceptible to cracking. Sealcoating protects the asphalt surface by slowing oxidation and filling the hairline cracks that eventually can become entryways for water.
While sealcoating will not prevent damage to pavement it can slow down the degradation. Sealcoating also provides a rich black color to an older, oxidized parking lot and can greatly improve curb appeal.
Maintenance: Crack Fill
Crack Filling is an essential application for long term pavement protection. Damage to asphalt can occur with water intrusion through cracks in the asphalt and can greatly reduce the life of pavement. While it's impossible to fill every crack on a lot, we suggest filling major cracks 1/8" to 1/2" wide.
Maintenance: Underdrains
Sub-surface water has the power to considerably reduce the lifespan and structural integrity of your asphalt parking lot. Drainage tile or underdrain is considered to be a very effective technique to capture and release high underground water. A 4" perforated pipe is installed under the pavement to collect underground water and divert it to a drainage area or catch basin/storm drain before it can reach the pavement and cause damage.
Maintenance: Parking Lot Restriping
Striping can make or break the overall appearance of a parking lot. We provide services to restripe lots we work on and also for lots that may only want a restripe to refresh old faded lines. We also install logos, numbering, lettering, arrows and other specialty markings.
Concrete: Curb
Curbing is used to prevent damage to areas which need to be separated from surfaces used for vehicles. The type of curbing required differs depending on the area and its related traffic. We provide services to install or replace concrete curb to required specifications. Variations include above-ground curb, in-ground curb, and curb and gutter.
Concrete: Sidewalk & Entryways
Sidewalks and entry ways must be in good condition to ensure safety to your tenants. Dangerous walking surfaces can lead to injury and lawsuits. We provide services to install or replace concrete sidewalks and entry ways to required specifications.
Concrete: Catch Basin and Storm Drains
Water drainage is crucial to a parking lot's life and if the conduits used to divert water aren't functioning properly, increased damage to the asphalt is sure to follow. We provide innovative services to repair catch basin/storm drains that will last for years to come.
Concrete: Dumpster Pad
Dumpster Pads usually take more damage than any other part of a parking lot. The combination of a heavy garbage truck lifting and shaking full dumpsters can exert tremendous force onto the pad. We provide services to install or replace dumpster pads to required specifications.
